BOOKINGS AND DEPOSITS
A 50% deposit of your total accommodation is required to secure short-term holiday accommodation with Serenity Holiday Properties (SHP). Bookings are to be paid for in full 4 weeks prior to the arrival date. A Security Bond is required (these vary according to the property), which will be refunded to the guest within 7 days of departing the property.
Cancellation up to but not including 14 days before the the arrival date of your booking your deposit will be refunded in full. From 14 days your deposit is non-refundable, UNLESS Serenity Holiday Properties is able to RE-BOOK THE PROPERTY FOR THE SAME PERIOD THE DEPOSIT COVERED. If a new booking is confirmed for this period your deposit may be refunded, less a $100 administration fee. If the dates reserved by your booking are not on-sold the deposit is forfeited.
We recommend that the guest takes out comprehensive holiday cancellation and protection insurance to cater for any unforeseen circumstances which may arise including accident, ill health or any other matters beyond the guests reasonable control. Should the very unlikely event arise beyond reasonable control of the Booking Agent (SHP) resulting in the property being uninhabitable eg. flood, fire, storm etc. or the property is sold by the owner the booking may have to be cancelled. Every effort will be made to relocate the guest to a similar holiday home, or transfer the booking and deposit to a suitable date, within a six month period. If this is not possible, a full refund of any payment made by the guest will be given. No further compensation will be offered or paid.
NOISE, NEIGHBOURS AND GUEST NUMBERS
Serenity Holiday Properties want you to enjoy your stay, however must ask that you are aware of the impact your noise has on others in the area. Shire regulations allow holiday homes to be rented for accommodation purposes only and not as a function venue e.g. for a wedding or party. Functions and gatherings are not permitted and, if evidenced, may be closed down immediately and result in the security bond forfeiture in full. Sadly, we cannot accept any leavers bookings at any of our properties. The property can only be occupied by the number of persons stated in the booking confirmation or as subsequently agreed with the managers. SHP reserve the right to refuse occupation of the property to the guest if this condition is not observed.
The rental contract is between the guest and the owner of the property for which the holiday accommodation booking is made and is subject to the terms and conditions herein. The contract for accommodation shall not be effective until SHP sends the guest written confirmation of the booking. The guest acknowledges that Serenity Holiday Properties acts as a booking agent for the owner, not as a principal.
PROPERTY DESCRIPTION AND SHP OBLIGATIONS
The guest acknowledges that SHP has used its best endeavours to describe the property to the guest, and all information provided on the SHP’s website is believed to be correct at the time of publication, however all details are subject to change by the booking agent and/ the owner without notice. SHP will not accept any responsibility for any alterations to the property or any part thereof beyond SHP reasonable control, neither will it be liable for any matter or occurrence beyond the booking agents reasonable control, including damage caused by extreme weather conditions, break down of appliances, wiring, plumbing, invasion of pests or any act or omission on the part of the owner causing loss, damage, accident or injury to the guest.
THE GUEST’S OBLIGATIONS IN RESPECT OF THE PROPERTY
The guest shall be responsible for the property during the dates of the stay and shall take all reasonable care of the property and shall leave the property in a clean and tidy condition, including the BBQ, all utensils, fixtures and fittings and equipment. The guest shall be liable for any extra breakages, cleaning, repair or replacement of items that may occur during the guests stay at the property and shall be payable to SHP or the owner from the security bond. Any such costs over and above the bond may be sought by the owner through the Local Court. Any damage or breakage shall be reported to the booking agent as soon as practical after the damage has occurred.
PETS AND SMOKING
Smoking is not permitted in any of the properties, and we ask that all cigarette ends are disposed of thoughtfully and safely if you smoke outside. Pets are only admitted with prior consent with SHP and an additional accommodation charge may be made. Where pets are permitted they must be kept under control at all times, are not permitted on the beds or furniture at any time, and all faeces must be removed and disposed of in a sanitary manner. Pet food and water bowls and bedding must be provided by the guest. The guest is responsible for any damage caused by pet during the stay, and if any extra cleaning is required as a result of the guest having a pet at the property this may be deducted from the security bond. Neither SHP nor the owner of the property can accept responsibility for pet safety and guests must agree not to leave the pets at the property unsupervised or alone at any time.
All personal belongings of the guest, including baggage, vehicles and any other property shall be at the risk of the guest at all times and neither SHP nor the property owner accepts any responsibility for any loss or damage thereto.
